BOARD OF DIRECTORS MEETING

JUNE 6, 2007
The Sterling Woods Neighborhood Homeowners Association Board of Directors Meeting was held at the home of Chris Bartholomew, 103 Sable Isle Court, Sanford, FL.  The meeting was called to order at 7:22pm.  Board members present were Chris Bartholomew, Pete Arisman and Robert Peterson. Tom Temmel was absent.  Mindy Maguire represented management.

The minutes from the April 4, 2007 meeting were reviewed.  Pete motioned to approve the minutes as written and Robert seconded the motion which passed unanimously.  The minutes were entered into the Corporate Book.
The April and May 2007 Financials were reviewed.  Management noted there was one past due account but that a “promise to pay” had been received.  One Release of Lien was signed by Chris Bartholomew for 116 Pine Isle Drive.  With no further discussion, Pete motioned to approve all financials and Chris seconded the motion which passed unanimously.
The management report had been sent to Board members prior to the meeting for review.
Discussion was held concerning violations.  Continuing discussion concerning exterior paint at 141 Oak View.  Chris has spoken with the homeowner who has agreed to look at the approved colors in a book or opt for an already existing approved neighborhood house color.  If homeowner desires a different color then a new application must be submitted with samples.  Discussion was held concerning other unapproved colors in the neighborhood.  Management was asked to send a letter advising owners that if applications are not submitted for new paint that the Association would have the option to repaint and bill the owner or to impose fines.  It was noted that the dumpster still exists at 102 Oak View Place and that it appears that work has ceased.  Management was asked to advise owner to remove dumpster and address exterior issues in a timely manner.  Fence ownership issues behind lots 18-30 are still pending as of this meeting date.  Association attorney, Bill Reischmann has been asked to issue his professional opinion on maintenance responsibility subject.
Discussion was held concerning billing for irrigation and grass/sod for retention area and around mailboxes.  Tom Temmel to have bills sent to management for issue of payment. Street signs and poles are still waiting approval and will be ordered soon.  Discussion was held concerning repaving street area after City of Sanford replaces pipes along the road which will be closed during construction.
Discussion was held concerning the Annual Meeting set for August 23.  Board will wait until the election to add new Board member.  Discussion was held concerning increasing the Resale Admin Fees from $100 to $250 and lowering the vote percentage  requirement to change/add amendments.  The Board will present the issue at the Annual Meeting.  Management to get assistance from attorney to have correct forms available for signatures.  A request was made to rent two rooms for the meeting allowing one to be used for children so that parents could attend the meeting. 
With no further discussion and after a proper motion and second the meeting was adjourned at 8:56pm.
